London is next for UK Homes Network LIVE
On Thursday 19th November 2026, UK Homes Network brings its live event format to the capital for the first time, taking over Big Penny Social in Walthamstow for the final and biggest stop of the 2026 tour. Birmingham, Manchester and Leeds are done. London is the last date of the year, and it carries more weight than any of them. It is the night Gatha launches properly, in front of the room that asked for it.
Founder, Chris Tremlett on stage at UK Homes Network LIVELondon is still the biggest stage in the country for property, development, investment and the wider built environment. Leeds was a strong regional statement and Manchester proved the format can scale. London is where the whole thing goes under the brightest lights, and it comes a matter of weeks after UK Homes Network LIVE was named Best Property Networking Event of the Year at the National Property Awards.
The point of these events is simple. Put developers, landlords, investors and the businesses around them into a setting that feels social enough for real conversation, but focused enough for proper business to happen. That is why the events are best described as a fusion between a property exhibition and a social for property people. There are stands. There are sponsors. There is a strong commercial angle. Yet the room is designed to feel relaxed, enjoyable and worth staying in. People do business with their friends, not with people who cornered them by a roller banner at 9.15 in the morning.
Why London still matters to property people
People from across the UK still watch London closely, even when they are investing, building or sourcing elsewhere. The capital is where scale, money, policy, occupier demand and influence all collide. The Greater London Authority puts London's population at 8.95 million on the 2023 mid-year estimate published by the ONS, which tells you how much housing pressure and economic demand sits inside one city.
Exhibitors at UK Homes Network LIVEThat demand is not abstract. The GLA's Housing in London 2025 report says net housing supply in London was 36,468 homes in 2022-23, down 6% on the year before. London is still adding homes, but nowhere near enough to meet long-term need. That gap matters to everyone in the room. Developers care because it points to ongoing demand. Landlords care because shortages shape rents, standards and regulation. Investors care because under-supply changes where opportunity sits and how schemes get funded. Service providers care because where there is pressure, there is usually work.
The commercial market tells a similar story. Deloitte's latest London Office Crane Survey found that 7.1 million sq ft of new offices was delivered across central London in 2025, up 8% on 2024 and the third-highest annual volume in the survey's 30-year history, even as new starts fell and viability pressures stayed. London still delivers serious volume, and the market is getting more selective. Better conversations about viability, funding and design matter more than ever.
Why Walthamstow, and why Big Penny Social
It would have been easy to put the event in a generic central venue and let the postcode do the work. That is not how UK Homes Network LIVE operates. The series picks venues with character and builds the night around the room they create. Birmingham was a brewery taproom. Leeds was a converted industrial building on Kirkstall Road. London follows the same instinct.
Big Penny Social sits at 1 Priestley Way, just off Blackhorse Lane in Walthamstow. It is a vast converted warehouse with a beer hall, a large events hall and one of the biggest beer gardens in East London, with a total capacity of 1,400. It started life as Truman's Walthamstow venue and became Big Penny Social in September 2022, after the Truman's Beer trademark was sold. The room is big, raw and full of height, which is exactly what a property exhibition at night needs: enough floor for a proper exhibitor line-up, and enough atmosphere that nobody wants to leave early.
Big Penny Social, Walthamstow, the venue for UK Homes Network LIVE LondonToo much property networking still borrows its format from corporate events that were tired ten years ago. Carpeted conference suites. Flat lighting. Over-produced panels. Rooms people want to leave the moment they arrive. A warehouse on the Blackhorse Beer Mile is the opposite of that, and it is the right setting for the last event of the year, especially when there is more riding on the night than drinks and introductions.
A property event in a regeneration story
There is also something fitting about the location for a room full of property people.
Blackhorse Lane is one of Waltham Forest's key growth areas. The council's Blackhorse Lane Area Action Plan, adopted in January 2015, identified capacity for 2,500 new homes and 1,000 new jobs. In December 2023 the council resolved to grant permission for the redevelopment of Uplands Business Park, a scheme from BlackRock Real Assets and NEAT Developments that brings 1,800 new homes alongside 33,000 sq m of stacked industrial units. The Mayor of London designated the area a Creative Enterprise Zone in 2021, and it now counts around 180 creative businesses.
London, the biggest property market in the countryIn other words, the venue sits in the middle of exactly the kind of change the people in the room deliver for a living: old industrial land turning into homes, workplaces and places people actually want to be. A short walk away is Walthamstow Wetlands, which opened in 2017 as Europe's largest urban wetland nature reserve. It is a working reminder that regeneration done well is about place, not just units.
UK Homes Network LIVE works as a property exhibition at night
The most useful way to understand UK Homes Network LIVE is to stop thinking of it as a straight networking event. It is better thought of as a property exhibition at night.
The event takes the practical strengths of an exhibition and combines them with the social strengths of an evening out. On one side, you have branded stands, sponsors, curated suppliers, visibility, direct access to decision-makers and a clear commercial purpose. On the other, you have proper drinks, food included in the ticket, music, atmosphere and a venue that encourages people to stay.
Meeting our exhibitors on the nightThe format is built on the idea that people only do business with their friends. The night should feel more like an evening at the pub with your favourite people than a networking obligation.
Exhibitors tend to do better in this environment than in colder, more formal rooms. They are not standing beside a banner hoping someone wanders over between seminar sessions. They are part of the evening, and their brand sits in the room while people are relaxed enough to talk properly.
It works for attendees too. A developer can come for the people. A landlord can come to meet suppliers. An investor can make half a dozen worthwhile introductions. A surveyor, solicitor, broker or architect gets access to active operators without giving up a full working day to an expo. You do your day, turn up when work is done, and have meaningful conversations in a concentrated window.
Easy to reach from London and the Home Counties
A London event is not just for London. It pulls from Essex, Hertfordshire, Surrey, Kent, Berkshire and beyond, because many businesses in those areas already work into London markets and because London still sets the tone for much of the South East property economy.
Attendees enjoying the eveningBig Penny Social is about ten minutes on foot from Blackhorse Road station, which is on the Victoria line and London Overground. That puts it a short, direct ride from King's Cross, Euston, Oxford Circus and Victoria, and within easy reach for anyone coming in from Essex and Hertfordshire. There is paid parking nearby for those driving in.
That broader catchment makes the night stronger commercially. A room with depth and geographic spread produces better conversations than one built around a single local pocket.
Final event of the year, and launch night for Gatha
Every event series has one date that carries more than the rest. For UK Homes Network LIVE in 2026, that is London.
UK Homes Network started as a platform, not an event. Members were meeting and contacting each other in the app, and they asked for a destination, a proper reason to meet in person. The LIVE events are the answer to that request. London is where the two come together again.
UK Homes Network Founder announcementGatha, the new platform, brand and apps from UK Homes Network, soft-launched at Leeds in September. The full launch happens live on the night in London. Exhibitors, sponsors and attendees will be in the room when it goes live, which makes this more than a normal event night. It is the start of the next chapter for the whole business.
What attendees can expect on the night
Doors open at 6pm and the night runs until 11pm, with exhibitors and sponsors setting up from 4pm. Your ticket includes entry, two drinks, food and access to the exhibitors, with hosted introductions from the team throughout the evening, and a place in the room for the Gatha launch.
UKHN app membersIt is worth knowing who will be there. UK Homes Network has more than 3,000 members, and its April 2026 breakdown was 45.7% landlords and investors, 28.4% developers and 25.9% service providers. The live events draw directly from that network. This is not an event trying to attract random traffic off the street. It is built around people already working in and around property.
If you are an attendee, you are not wading through unrelated sectors. If you are an exhibitor, you are not paying for footfall that does not convert. If you are a sponsor, your brand is in front of a relevant crowd, not just a big one.
Why exhibiting in London could be especially strong
From a commercial point of view, London is the strongest city in the 2026 series for a business that wants visibility.
Promote your company at our property eventsExhibitors get a branded stand, direct access to a curated audience of active property professionals, announcements across UK Homes Network and social media, staff and guest tickets and ongoing networking opportunities. Headline sponsors add a higher-footfall stand position, logo placement across event marketing and screens, on-stage recognition and post-event media coverage. On launch night, that visibility comes with a bigger audience and a bigger moment.
For solicitors, lenders, insurers, tax specialists, surveyors, planning consultants, brokers, contractors, proptech firms and product suppliers, London is rarely about one evening's worth of leads. It is about positioning. Lead generation in property works best when it grows out of familiarity. Someone remembers you because you had a proper conversation. Someone else follows up because they saw your stand, then saw you again at the bar, then heard a mutual contact mention your business later in the evening.
