The best property networking apps, forums and platforms in the UK

More than twenty UK property platforms compared: who each one is for, what it costs and how to join. Checked against each platform's own site.

· Chris Tremlett

The best property networking app in the UK depends on what you want from it. For questions and answers, the big landlord forums (Property Tribes, LandlordZONE and Property118) are free and well established. To find deals and learn, paid investor memberships such as Property Filter and pin do the job. To be seen by, and work with, everyone in UK property, from agents and developers to trades and lenders, a social media platform such as Gatha (ours) or LinkedIn fits better. We compared more than twenty below.

Updated 21 October 2026. Every price and feature was checked that day on each platform's own website or app store listing. We recheck this guide every quarter.

UK Homes Network LIVE is now Gatha LIVE. The 2027 nights: Liverpool on 29 April, Birmingham on 10 June, London on 9 September, Leeds on 11 November. See every Gatha LIVE 2027 property networking event.

Gatha is ours. UK Homes Network built Gatha, so it appears in this list with a clear label, and we've been as fair to everyone else as we'd want them to be to us. Where a platform makes a claim about itself (member numbers, ratings), we say it's their claim. If anything here is out of date, email [email protected] and we'll correct it.

Three questions, and we'll show the three platforms that fit best. Nobody pays to appear here. Gatha is in the mix, labelled as ours.

Which property platform suits you?

Three questions. Your top three matches.

Social media platforms and apps for property people

These are for being visible and finding people: a profile, a feed and direct messages. They suit anyone whose work depends on who they know, which in property is most of us.

Gatha (ours)

Gatha is a social media platform for UK property, and it's free. Everyone on it works in property or construction: developers, landlords, agents, brokers, surveyors, architects and trades. Your feed is filtered to your role and your area, so a roofer in Leeds and a lender in London see different, relevant posts. It has a jobs board (search by role and postcode, apply in the app) and a projects board where sites and developments are listed for sale or for investment, filtered by strategy such as HMO, buy-to-let or student lets. Direct messages are free.

Where it's weaker: it's new. It went live at our Leeds event in September 2026, has no app store ratings yet, and is a fraction of the size of Facebook or LinkedIn. It also isn't a forum, so you won't find a ten-year archive of tax answers. It's on the App Store and Google Play (search "Gatha: Property Network"). Two paid tiers are optional: Gatha Pro (£9.99 a month) adds the Pink Tick verification, post scheduling and analytics, and a website link on your profile, and Gatha Business (£24.99 a month) gives your company its own branded profile, so you can post as the business, list projects and show your team. See Gatha for business.

Most property relationships still start in a room. The platforms below are where they carry on. UK Homes Network LIVE Leeds, September 2026.

LinkedIn

The default for professionals in every industry, with free and paid Premium accounts. It's strongest for corporate, commercial and institutional property, and for recruitment. The trade-off is that property is a small slice of a very general feed.

Facebook groups

Free, huge and familiar. Most property Facebook groups ask screening questions and need admin approval, and some are large: pin says its private Facebook group has 24,400 members. Quality depends entirely on the volunteer admins, and property posts sit in the same feed as everything else in your life. For investors searching for a property investors Facebook group in the UK, the best ones are usually attached to a network you already trust.

TLS Property Network

Launched on 12 September 2026 by The Landsite Online Ltd, TLS Property Network is the closest thing to Gatha we found: profiles, connections, a live feed and topic channels, plus commercial, residential and land listings. It's global and open to "everyone with an interest in property", homeowners and buyers included. It's free to join, but messaging is a paid feature: Premium is £9.99 a month or £99.99 a year on the App Store.

eighthdoor

eighthdoor, from The Eighth Door Ltd in Harrogate (founded 2016), calls itself "the global network for real estate". Members pitch deals and requirements, often on video, and filter by sector and location. You start with 15 free credits; connecting with someone costs 2. After that, plans run from £18.99 a month on its website (in-app prices are higher). It says it has 5,000+ members. Credits keep spam down, but it's global rather than UK-specific, and the app's last update was in May 2026.

The best property forums in the UK

Forums are for questions with a right answer: a tenancy problem, a tax rule, a mortgage criterion. They're the best place to search before you ask, because someone has usually asked already.

Property Tribes

Property Tribes describes itself as "the #1 property forum for private landlords", and it's free. Topic sections ("Tribes") cover buy-to-let, tax, HMOs, mortgages, property management and holiday lets, alongside a marketplace (after a probation period for new members), events listings and free PT LIVE webinars. Its privacy policy names Property Tribes World Forum as the operator. It's web only, with no app, and it's built for questions rather than profiles or finding work. If you're looking for a Property Tribes alternative, LandlordZONE and Property118 are the closest like-for-like options.

LandlordZONE

Running since 1999, the LandlordZONE forum is free ("absolutely free", in its own FAQ) and open to landlords, letting agents, tenants and property professionals. It's organised into zones covering letting, tax, HMOs, commercial, planning, leasehold, EPCs and Scotland, and it has iOS and Android apps. Replies come quickly; threads we checked had answers within the day.

Property118

Property118, branded "The Landlords Union", is a landlord news site where the discussion happens in the comments under each article. Membership is free; paid consultations are extra. It's strongest on tax and policy, and it was publishing new articles on the day we checked.

OpenRent, MoneySavingExpert and the NRLA

The OpenRent Landlord & Tenant Forum mixes landlords and tenants, which is useful for seeing both sides. The MoneySavingExpert house buying, renting and selling board is free and busy, but it's a consumer forum rather than a professional one. The NRLA's member forum comes with landlord membership at £125 a year. Reddit's r/HousingUK is free and lively too, but it's mostly buyers and renters.

So what's the best landlord forum in the UK? For free, deep answers, Property Tribes and LandlordZONE. If you want legal backing and training as well, the NRLA membership is worth the fee.

Investor memberships, meetings networks and apps

These are paid (or partly paid) and built around a goal: buying deals, learning a strategy or meeting investors face to face. Networking is part of the package rather than the whole point.

Property Filter

Property Filter combines deal-sourcing software (motivated-seller leads, postcode searches, letter campaigns), training and weekly live calls with the Property Filter Community app. Membership is £100, £150 or £250 a month +VAT, or 20% less billed yearly, with an 8-day free trial. It says it has 1,800+ members, and its Trustpilot score was 4.9 from 285 reviews on 21 October 2026. The app is for investors and sourcers only: its store listing says estate and letting agents are excluded by design.

pin (property investors network)

Founded in 2003 by Simon Zutshi and now part of Genius Group, pin runs monthly evening meetings in 30+ UK locations. Online membership costs £15, £47 or £97 a month, with courses on top. It's the longest-running name in investor meetings, and the format is education first, networking second.

Progressive Property

A separate business from pin, Progressive Property (Rob Moore and Mark Homer, since 2006) sells Property.School online training from £10 a month +VAT, with Gold at £23.33 a month +VAT. Members talk in a private WhatsApp chat with the trainers, and events run from Peterborough. It says it has 2,000+ members.

Property Deal Network

Property Deal Network runs free face-to-face meetups for investors in many UK towns and abroad, with paid membership (£49, £99 or £249 a month) for its deal board and member messaging. Its site mentions an app; we couldn't find it on the UK App Store when we checked.

LIS Community Hub

From the team behind the National Landlord Investment Show (LIS Media Ltd), the LIS Community Hub is a free app and website with webinars, news, market analysis, Renters' Rights Act help and CPD training. It says it reaches 100,000+ landlords, investors and professionals. The networking itself mostly happens at the shows.

Members-only apps from training companies

Several property educators now run private apps for their students: Samuel Social (Samuel Leeds academy members), PCN Investor Hub (Property Coaching Network members in Scotland) and SSO Property Hub (Simon Smith Online's rent-to-rent students). They're useful if you're on the course, and closed if you're not.

Deal apps are not networking apps

Search for a property investor app and you'll find apps that sell packaged deals, such as Prop Sourcing from The Property Sourcing Company (subscriptions of £99, £249 and £499 on the App Store) and the Property Investor app. They're marketplaces: you browse and reserve deals, but you don't build relationships with other members. Worth knowing the difference before you subscribe.

Gone or changed

A few names still turn up in older "best property forum" lists but aren't what they were. When we checked on 21 October 2026, the Property Hub forum page returned "gone" (Property Hub now focuses on education and deals), PropertyHeads had become a property data business rather than a social network, and propertyforum.com redirected to a sports retailer. The National Investors Directory at Property Investors Bureau still takes members, but its latest dated news was from 2024.

How we compared them

We started with what people actually search for on Google in the UK, then checked every platform on its own website, app store listing, terms page or Companies House record on 21 October 2026. We left out anything we couldn't verify, quoted size claims as the platform's own words, and didn't compare star ratings because they change daily and Gatha doesn't have one yet. Nobody paid to be included. If you run one of these platforms and something has changed, email [email protected].

Online is half of it. If you want to meet the people behind the profiles, see our guides to property networking events across the UK and how to network at property events, or read why we built Gatha.

Frequently asked questions

What is the best property networking app in the UK?

It depends on your goal. For being seen by the whole UK property industry, including agents, developers, lenders and trades, a social media platform such as Gatha (which we built) or LinkedIn works best. For deal sourcing with training, Property Filter is the strongest paid option. For free landlord answers, the Property Tribes and LandlordZONE forums are the most established. Many people use one of each.

What is the best landlord forum in the UK?

Property Tribes and LandlordZONE are the two biggest free landlord forums, both with deep archives on tax, HMOs and tenancy law. LandlordZONE has iOS and Android apps; Property Tribes is web only. Property118 is strong on tax and policy through its article comments. If you also want legal support and training, the NRLA's member forum comes with membership at £125 a year.

What are the alternatives to Property Tribes?

The closest like-for-like alternatives are the LandlordZONE forum and Property118, both free. The OpenRent forum adds a tenant's view, and MoneySavingExpert suits consumer questions. If you want profiles, a feed and direct messages rather than threads, look at Gatha or LinkedIn. If you want deal sourcing and training, Property Filter and pin are paid options.

Which property networking platforms are free?

Gatha, LinkedIn, Facebook groups, TLS Property Network (messaging is paid), Property Tribes, LandlordZONE, Property118, the MoneySavingExpert forum and the LIS Community Hub are all free to join. eighthdoor is free to start, with 15 credits. Property Deal Network's standard meetups are free, while pin, Progressive Property, Property Filter and the NRLA charge.

Is Gatha free?

Yes. Gatha is free to download and use, with a feed by role and area, the jobs board, the projects board and direct messages included. Gatha Pro, at £9.99 a month, adds the Pink Tick verification, post scheduling and analytics, and Gatha Business, at £24.99 a month, gives a company its own branded profile. It's on the App Store and Google Play; search "Gatha: Property Network", or start at gatha.uk.

Is Gatha a property networking app?

Not in the usual sense. Most property networking apps are built around one job, such as forums, deal pitching or event bookings. Gatha is a social media platform for UK property: a feed, profiles, messages, jobs and projects for everyone who works in the industry, from landlords and agents to developers and trades. Our Gatha LIVE events sit alongside it.
