The next big property expo in London is the National Landlord Investment Show on Wednesday 28 October 2026, followed by SPACE UK on 26 January 2027, the Property Developer Show London on 10 March 2027 and the Property Investor Show at ExCeL London from 16 to 18 April 2027. Property Investor Show

This is the one most people mean when they search for a property investment show in London. The 2026 London edition ran at ExCeL in April, and in August 2026 the show was bought by A Place in the Sun (APITS Ltd). From 2027 it runs twice a year, London in spring and NEC Birmingham in autumn (24 to 26 September 2027), alongside A Place in the Sun Live.

Expect exhibitors from both sides of the market: UK service providers and international developers, plus seminars and panel debates from 10am to 4pm. Registration is free. It suits UK landlords, passive investors and people looking at property abroad.

Property Developer Show London

Aimed squarely at SME developers, with keynotes, panels, workshops and exhibitors from 10am to 3pm. General admission is free, and a £25 VIP ticket adds an early networking session from 8:30am. The 2026 London show was at The Kia Oval in May. For 2027 there are two London dates, 10 March and 29 September, but the venues aren't stated yet.

National Landlord Investment Show

A free show for landlords, investors and letting agents, run by LIS Media at several UK venues each year. The London date is Wednesday 28 October 2026, with seminars covering Renters' Rights Act training and new investor masterclasses, plus a Property Developer Live strand. No 2027 London date has been published yet.

SPACE UK and the conferences

SPACE UK, run by SPACE+, is a paid industry conference rather than a public show, aimed at owners, operators, developers and occupiers in workspace, build to rent and alternative residential. It runs on 26 January 2027, with early-bird tickets at £599 until 23 October.

The commercial side of the calendar is mostly conferences: the RICS UK&I Commercial Property Conference on 11 November 2026 (from £325.23 plus VAT, 5.5 hours of CPD) and Real Estate:UK's programme of symposiums and seminars. Global Property Expo UK

An international exhibition for investors buying overseas, dominated by Dubai and Gulf developers, with country pavilions and talks. Visitor passes are free. The organiser's site gives 5 and 6 June 2027 at the Leonardo Royal Hotel London Tower Bridge, but its blog also cites October 2026 dates, so confirm with them before you plan around it.

Is there a property expo in London in 2026?

Yes, but not many are left this year. The National Landlord Investment Show in London on 28 October is the last big free daytime show of 2026 that we could confirm. The Property Investor Show held its 2026 London edition in April, and the Property Developer Show was in May.

After that, the London property exhibition calendar for the rest of 2026 is mostly conferences and evening events. That's where our own night sits: UK Homes Network LIVE London on 19 November is an evening property exhibition, with a packed exhibitor floor in a converted warehouse rather than a hall of seminar theatres.

Show or networking night: which suits you?

Big shows and evening exhibitions do different jobs. A daytime show at ExCeL is good for browsing dozens of stands, sitting in on seminars and comparing products in one place. An evening exhibition is built for conversation: fewer, more relevant stands, drinks in hand, and time to actually talk to the person behind the stand.

How to get value from a big property show

A big London property show can be brilliant or a long day of tote bags. The difference is almost always the plan you walk in with.

Plan your exhibitors before you go

Download the exhibitor list a few days ahead and pick five to ten stands that matter to you: a lender, a letting agent in your target area, an insurer, a sourcer. Note one question for each. You'll get far more out of five proper conversations than fifty glances.

Work the seminar schedule, not the other way round

Seminar timetables fill up and the good sessions get busy. Book or mark the two or three talks you genuinely need, then plan your stand visits around them. The gaps between big sessions are when stands are quietest and staff have time to talk.

Be fair, and careful, with the hard sell

Most of the firms you'll meet on a show floor are there to build relationships, and plenty of good ones start that way. A few stands push courses or off-plan deals hard. Nobody serious will mind you taking a brochure and saying you'll think about it. Don't sign or pay on the day, check any firm on Companies House, and get independent advice on investments.

Follow up within 48 hours

Shows outside London worth knowing

UKREiiF, the big real estate investment and infrastructure festival, isn't in London. Its 2027 edition runs from 18 to 20 May at the Royal Armouries and Leeds Dock, its final year in Leeds before it moves to Liverpool in 2028. MIPIM is in Cannes every March. MIPIM UK at Olympia isn't currently running: we couldn't find a current edition.

When is the Property Investor Show 2027?

The Property Investor Show 2027 runs from Friday 16 to Sunday 18 April 2027 at ExCeL London, 10am to 4pm, and registration is free. It's now owned by A Place in the Sun and runs alongside A Place in the Sun Live. There's also an autumn show at the NEC in Birmingham from 24 to 26 September 2027.

What is the biggest property show in London?

We don't have verified visitor figures to crown one, so we won't. The largest-scale shows by venue are those at ExCeL London, where the Property Investor Show runs over three days with exhibitors and seminar theatres. The Property Developer Show London and the National Landlord Investment Show are also sizeable, free daytime shows aimed at developers and landlords.

Are property shows in London free?

Most public property shows are free to visit. The Property Investor Show, the National Landlord Investment Show, Global Property Expo UK and general admission at the Property Developer Show London are all free, according to their organisers. Industry conferences like SPACE UK and the RICS Commercial Property Conference charge from a few hundred pounds, and some shows sell VIP upgrades.

What's the difference between a property show and a networking event?

A property show is usually daytime, in a large hall, with many stands and a seminar programme, so it's good for learning and comparing suppliers. A networking event is smaller and social, built around conversations. An evening property exhibition, like UK Homes Network LIVE London, sits between the two: real exhibitors, but in a venue designed for talking.

Is UKREiiF in London?

No. UKREiiF 2027 takes place from 18 to 20 May 2027 at the Royal Armouries and Leeds Dock in Leeds. It's the event's final year in Leeds before it moves to Liverpool in 2028. Early-release tickets are £945 plus VAT, or £795 plus VAT for SMEs and local authorities, according to the organiser's site.
