The main property investor networking events in London are the monthly evening meetups: pin at Blackfriars and Clapham, the Progressive Property Network (PPN) hubs in Stratford, Islington, Farringdon, Stanmore and Bromley, and Central London Property Network at London Bridge. For a bigger day out there's the National Landlord Investment Show (28 October) and the Property Investor Show at ExCeL (April 2027). Where do property investors meet in London?
Most London investor networking happens on weekday evenings in hotel function rooms and pub upstairs rooms, at meetups that run once a month. The format is usually the same: arrive from 6pm or 6:30pm, network, sit through one or two speakers, then network again until about 9pm. Trust builds on seeing the same faces month after month.
On top of that there are a few big shows a year, some drinks socials with no speakers, and evening exhibitions like ours.
pin (property investors network): Blackfriars and Clapham
pin (property investors network) is one of the best-known names in UK investor networking. Its London meetings are now in two places: pin Blackfriars at Doggett's Coat & Badge by Blackfriars Bridge, and pin Clapham at The Sun Pub on Old Town. Older pages for Kensington, Canary Wharf and Croydon still exist, but they show no upcoming events and aren't on pin's current meetings list.
Evenings run 6pm to 9pm, with networking, mortgage and lettings market updates, two speakers and a break to meet service providers. Tickets are £25 including VAT per meeting, or £15 a month as a member, and pin offers a free first meeting with a promo code. Next dates: Blackfriars on Tuesday 27 October and Clapham on Wednesday 4 November.
Progressive Property Network (PPN): five London hubs
PPN runs monthly hubs, each with its own local host, and the format is networking, expert speakers and a Q&A with PPN's preferred partners. The London hubs and their next dates are:
- PPN Stratford, The Moxy Hotel E15, host Motiul Islam: Tuesday 13 October.
- PPN Holborn, The Bull on Upper Street N1 (it's in Islington, despite the name), host John Asafo: Thursday 29 October.
- PPN Blackfriars, Farringdon Tap EC4A, first Tuesday of the month, host Godfrey Morgan: Tuesday 3 November.
- PPN Harrow & Watford, BAMBI Stanmore HA7, first Thursday, host Vikesh Vara: Thursday 5 November.
- PPN Bromley, Tugra in Hayes BR2, host Ollie Williams: Thursday 19 November.
Most start at 6:30pm for 7pm. PPN doesn't publish ticket prices on its site, so check each hub's page before you go.
Central London Property Network
Run by Brendan Quinn Events, Central London Property Network has met monthly since 2014, now on Wednesdays at the London Bridge Hotel. Each evening has a theme, an expert panel and plenty of networking, 6:30pm to 9:30pm. The audience is a good mix of new and experienced investors, developers, brokers and solicitors. Wednesday 28 October is a Budget special with an HMO focus, and Wednesday 25 November covers trading and auctions (£27.80 on Eventbrite, cheaper the earlier you book).
Property Nexus
Property Nexus runs informal drinks socials in City and West End bars every month or two, with no speeches or sales pitches. The crowd leans towards built-environment professionals, but investors, financiers and developers are part of it, and it's usually 50 to 100 people. The next one is Business Nexus, a cross-sector night with a large property contingent, on Tuesday 27 October at Be At One Monument (from £35).
The big shows
The National Landlord Investment Show comes to London on Wednesday 28 October, with free tickets, seminars (including Renters' Rights Act training and new investor masterclasses) and exhibitors. The Property Investor Show is at ExCeL London from Friday 16 to Sunday 18 April 2027, free to register, now run alongside A Place in the Sun Live. UK Homes Network LIVE London (our event)
We run UK Homes Network LIVE London as an evening property exhibition at Big Penny Social in Walthamstow on Thursday 19 November, 6pm to 11pm. It isn't a conference: there are no rows of chairs and no seminars, just a packed exhibitor floor, drinks, food and open networking, with our team making hosted introductions. On the floor you'll find finance firms including Roma Finance, VIBE Finance and Grand Union Finance, solicitors Taylor Rose, insurance brokers C&C and Bridge, and Dua Accountants. Speaker meetups, pitch nights, exhibitions and shows compared
The format decides what you come away with. A monthly meetup is a slow build of relationships. A show is a day of browsing. An evening exhibition is a lot of conversations in one night. Here's how they stack up for investors.

Courses and mentoring aren't bad in themselves, and some are excellent. Just know when a talk is a sales pitch, and never sign up on the night.
How to find JV partners responsibly
Plenty of joint ventures start at investor events. So do plenty of bad experiences, usually because someone moved too fast with a person they'd met twice. A good JV partner will welcome your checks, because they'll be doing the same on you.
Do your due diligence
- Look them up. Check their company on Companies House: directors, filing history, accounts and any past companies.
- See the track record. Ask to visit finished projects and speak to past partners or lenders. Photos on social media aren't proof.
- Check the numbers yourself. Get your own valuation, build costs and comparables. Don't rely on their deal pack.
- Put it in writing. Agree roles, money in, profit split, decision-making and what happens if it goes wrong, in a JV agreement drawn up by a solicitor.
- Start small. One project together before a second, bigger one.
Never hand over money at an event
No genuine opportunity needs a deposit, a "reservation fee" or a bank transfer on the night. If someone pushes you to commit before you've had time to check, walk away. Be wary of guaranteed returns, numbers that look too good, and anyone who gets vague when you ask where your money goes and who holds it.
When the FCA may be relevant
Two people buying a house together is very different from someone raising money from lots of investors for a scheme they run. Some pooled investment arrangements, loan notes and investment promotions fall under Financial Conduct Authority rules. If someone is raising money from several investors, ask whether they are authorised or how the offer is structured, check the FCA Register, and look at the FCA's ScamSmart advice. You don't need a slick pitch, just 30 seconds that covers your strategy, your area, one line of proof, what you're looking for and what you bring. Are property investor events worth it?
They're worth it if you go with a purpose and go more than once. A single evening rarely produces a deal. Three or four visits to the same room, where people start to recognise you and know what you're after, often does.
